Work has completed on a speculative development in Walsall that delivers 113,000 sq ft of new industrial/warehouse accommodation.
Birmingham-based The Construction Consultants (TCC) has delivered Parallel 113, a multi-purpose, Grade A development by leading regeneration specialist, St Francis Group.
Parallel 113 is sited on a 2.5 hectare brownfield site on Darlaston Road adjacent to the M6 motorway, Walsall Canal and the River Tame and lies within the Black Country Enterprise Zone.
Notable features include 10 dock level doors, a 5,650 sq ft first floor office, high-quality landscaping and parking spaces for 106 cars and 10 HGV trailers.
The project included the provision of stabilisation treatment for historic mine workings and ground improvements to ensure a solid foundation for the building.
TCC acted as project manager, employer’s agent, cost manager and principal designer for the £9.47 million scheme which could create as many as 200 new jobs.
It is the third development that TCC has delivered on behalf of St Francis Group and follows the construction of a car dealership in Filton and the extension of estate roads in the North Devon Business Park off the A361 in Chivenor.
