The project comprises the design and construction of Unit 3 which includes an industrial warehouse and office accommodation, HGV service yard, dock leveller loading bays, car parking, hard and soft landscaping and associated incoming services Including drainage. Unit 3 consists of:

The completed site and unit will feature:
- Loading docks: 5no.
- Level access doors: 2no.
- Car parking: 65no. (including 4no. accessible, 14no. electric charging active; 100% passive and 4no. allocated car share spaces).
- Cycle parking: 36no.
- Motorcycle parking: 4no.
- Waste recycling area: 10m2.
